The Turkish Ministry of Finance is looking to accelerate estate sales to foreigners using a housing model from Spain and town projects from other countries. Registration arrangements are in the making for the housing, which is now popular in coastal areas. Sold to foreigners during the project phase, The Spanish models are usually built as secondary estates and they are run by a private firm.
During their visit to Spain, Minister of Finance Kemal Unakitan and Culture and Tourism Minister Atilla Koç examined the Spanish model on site. Unakitan and Koç were also informed that the private firm that runs the estates is also responsible for infrastructure investments and environment arrangements. The ministers also noticed that these villas, built on golf courses, were being sold to foreigners at a cost of $1 to $3 million. After finding out Spain so far sold 2 million of these Spain model estates to foreigners, Unakitan ordered bureaucrats to step in and begin working on bringing the Spain model to Turkey.
City projects also step in:
The Turkish Ministry of Finance along with Culture and Tourism Ministry are also looking to use “town projects” to sell more estates to foreigners. For example, plans for a new “Norway Town Project,” to be built on public domain in Izmir's Reisdere, is on the way. Projects like these are planned together with the related country's retirement services firms. The “Norway Town Project,” which plans to serve 5,000 retired people, will also include a retirement home, social services and health and sports centers. Sales and rentals via time-share will be available in addition to direct sales. A committee will visit Norway to talk over the details of the project and plan new projects for other locations.
Istanbul will be the center:
Meanwhile, Turkey's Finance and Culture Ministries are searching through 20 cities for new locations to implement the Spain Model and town projects. Izmir, Antalya, Aydin, Mugla, Mersin, Denizli, Afyon, Tekirdag, Çanakkale, Bursa, Balikesir and Sivas-Kangal are among these cities. Also, Istanbul will be the likely administrative center for the control of all these projects.
